Frequently Asked Questions

Our Services & Capabilities

Do you clean high-rise buildings?

Yes. We clean all types of buildings. Our teams are trained and capable of cleaning high-rise buildings using bosun chair rope access or swingstage as needed. Additionally, our technicians are trained to operate boom and scissor lifts as needed. In many cases, though, we can clean buildings as high as 6 stories from the ground, using advanced pure water equipment and industrial-grade extension poles. This allows for a more efficient service. Do you clean buildings without installed or certified roof anchors?

Yes. We understand that not all buildings have installed or certified anchors, and you can trust our technical team to help you navigate your window cleaning needs. Our technical teams are trained and equipped to safely clean all buildings, with or without available anchors, using advanced fall protection devices such as portable anchoring systems and other OSHA-approved anchoring and fall protection methods. This ensures a safe worksite for your window cleaning. Contact our staff to discuss your building-specific needs.

Do pure water systems effectively clean windows?

Yes! While we use conventional window cleaning equipment, like washers and squeegees, our team is uniquely skilled and equipped to clean windows up to 60′ high with our high-end pure water systems. These systems, imported from Europe, purify water to virtually no dissolved solids, meaning that when our specialty brushes wash your windows, they will be clean, dry, and spot-free.

Is rope access safe for window cleaning?

Yes, especially when performed by trained and certified technicians like our team. All Window technicians use professional mountaineering, fall prevention, and fire rescue equipment to safely descend from the roofs of buildings. Equipped with professional-grade high-rise window cleaning equipment, these technicians know how to safely and effectively clean windows, whether they’re 30 feet or 300 feet above the ground.

Do you clean single-family homes?

Yes. While our focus is on commercial and residential multi-family properties, we also clean single-family homes. Contact us for more information.

Stain & Glass Damage Questions

Can you remove stains, caulking, adhesives, and paint from windows?

Yes. All of our teams are trained to perform post-construction window cleaning and stain removal. Using glass-safe tools and chemicals, we can safely remove all caulk, paint, and adhesives from windows, including virtually all hard-water and mineral stains, as well as bird debris. In the case that your window has surface scratches or etching, though, you will most likely have to replace the glass pane.

What are some common types of glass stains?

The most common forms of staining we see on glass are related to the environment the window is subjected to, such as hard water and mineral stains. Windows tend to build up hard water stains as water with deposited minerals evaporates from the glass, leaving those minerals behind. This forms visible droplets, and over time, they stick onto the glass nearly permanently. A stain removal method using chemicals, such as ammonia or glass acid, or using glass-safe scrubbers, is necessary to remove those stains. We also see a lot of stains due to the metal frames and building facade. Over time, water running off of metal frames brings metal and oil residues onto the glass, staining the surface. Building facade materials, such as concrete, brick, or stone, can also leach minerals onto the windows as water runs over them from rain or snow.

My windows are not stained outside or inside, but they have a fog or dirty residue in between the panes. Can this be cleaned?

No. Unfortunately, your windows have broken seals and need to be replaced or repaired. This occurs when dual-pane windows, which typically have an inert gas sealed between the panes for energy efficiency, have a faulty seal. Surrounding humid air enters the area between the panes, and hot/cold cycles on either side of the window cause this humid air to condense between the panes. When it dries, these droplets create a foggy, dirty stain between the panes. Window replacement or repair is the only solution.

General Questions

How often should I clean my windows?

For most commercial properties, we recommend a professional window cleaning service twice a year, typically in the spring and fall. Spring cleaning removes all the salt, grime, and dirt that have built up over the winter, allowing for more natural light and improving your building’s appearance. A fall cleaning clears away summer dust and prepares the glass for the harsh winter weather, preventing buildup that can lead to staining.

Why is window cleaning important?

Regular, professional window cleaning is about more than just appearances. It’s a crucial part of property maintenance that protects your investment. It prevents the buildup of hard water minerals and pollutants that can permanently stain and etch the glass. Clean windows also improve your building’s curb appeal, create a more pleasant environment for employees or tenants by letting in more natural light, and allow for early detection of issues like broken seals or damaged frames.
